Managed Apartments

“Managed” or “Leased” apartments are our forte. “Managed” apartments are leased to order in the long term rental market for a MINIMUM of 6 months. At anytime, resident employees can be replaced by other employees and this can, in most cases, be done as often as is necessary. With Managed Apartments we can tailor a requirement with much more flexibility than Serviced Apartments. Once we are given a brief, we actually invite your employees/clients to view suitably selected accommodation. We always look to place clients in the same post code as their work assignments or as close as they want to be. The only real limitation on any placement is budget…. Once an apartment has been selected, we do the rest. We take on the lease in the name of “DWELS” and sign all of the relevant agreements. We set up all of the utility accounts in the name of DWELS including Electricty/Gas, Council Tax, Water, TV License, Phone, Broadband, TV Rental and even SKY TV. We ask you to sign a simple one page agreement agreeing to be bound by the terms of our Assured Short Hold Tenancy Agreement and for this service we charge £39.99 plus VAT per week. Our clients choose this option time after time as they see Managed Apartments as a no risk, cost effective, fully managed service.   • a) Taking a brief from client
  • b) Arranging viewings, assisting in selecting an apartment/house
  • c) Negotiating facility necessities for the apartment/house
  • d) Taking initial set up fees, deposit and first months rent from client
  • e) Making initial payments to Agents/Landlords
  • f) Signing tenancy agreements
  • g) Checking in the client and making sure that they are comfortable and have the necessities needed
  • h) Managing the rental payments to the landlord/agent on a monthly basis
  • i) Setting up utility accounts in the name of dwels including, Gas/Elec, Council Tax, Water, TV License, SKY TV (if required) Telephone line and Broadband
  • j) Paying all utility bills on a monthly basis and providing monthly reports of utilities settled
  • k) Managing any on going maintenance issues with the apartment/house
  • l) Giving notice to quit/vacate at the appropriate time
  • m) Checking out the client on departure
  • n) Negotiating dilapidations once departed
  • o) Creating a final account and returning deposit to client
